Summary: March 15 Bpard Meeting

Open Forum:

Suggestions were made to repair corridor carpeting in unsafe areas.  A request was made to enforce the front- end parking rule in outside parking spaces.  The dollar amount of delinquent condominium fees was requested.   Updates on the future status of the pool and the landscaping contract were requested.  Publication of the amended Rules was requested. Complete responses to all these items will be contained in the minutes of the meeting.  Minutes are posted on the Forum’s website.

Treasurer’s Report:

Year to date expenses are $10,000 over budget mostly due to natural gas use.  There are 14 delinquent owners amounting to $106,570 open accounts.  Two of the largest accounts can’t be served with a court notice because the owners are not in the United States with no known foreign address.  All other delinquent owners have been contacted by the Forum’s collection agency.

Storage Room Update:

The Board agreed that the room should be cleaned but that no painting or floor repair should be done.  Management will not move any personal items now in the room and only owners may remove or re-locate those items.  A motion to amend the Rules so that only resident owners may use the storage room was approved.  No bicycles are allowed in the room.

 

Operations:

A contract was approved to replace the fire hose valves.  The Forum was directed by BFPE to replace faulty valves.  A contract was approved to leave an unused underground fuel storage tank in the ground, to remove residual fuel oil and to fill the tank with a state approved slurry mix.  The rear gate repairs are awaiting delivery of a replacement part.  Repairs have been approved for the fence outside the swimming pool area.  After an engineer’s report on the pools condition has been received the Board will schedule a community meeting to discuss the recommendations. The carpet was cleaned on floors 2, 3,4,17 and on the first floor, the common hallway, lobby area and party room. The upholstery was cleaned for the lobby and party room furniture.  Management has requested a proposal to jet-clean the sanitary mains from the existing outside cleanouts located in the parking garage as a preventative maintenance measure.

Executive Session:

Four landscaping bids were reviewed in response to the Forum’s request for proposals.  Mainscapes was selected as the 2018 landscaping contractor.
